INTRODUCTION
Unitec Building Systems (UBS) developed an integrated personnel system designed to
mold its labor force while maintaining a leading position in the industry. This will be
accomplished by utilizing the UBS employee development & training program.
TRAINING PROGRAM GOAL
UBS will establish a linkage between its building program and the community where it is
located. This linkage will include employment, training and mentoring programs for
residents as well as collateral business development opportunities. UBS’s training
program is designed to rapidly build the skills of prospective employees in order to
establish and secure a competitive edge in the industry.
TRAINING PROGRAM OVERVIEW
UBS’s core training program encompasses four disciplines designed to build the trainee’s
comprehensive skill level to ensure the competitive edge needed in the housing
manufacturing industry. UBS’s initial training is focused on building the fundamental
knowledge-base and skill set of the employee, with a program that prepares the employee
for change in the 21st century. The initial training will begin with the screening and
hiring of successful of applicants.
The UBS program is an On-The-Job-Training-Program (OJT), leading to company
certification, upward mobility and Asst. Production Specialist status after completion of
the OJT training program.
CORE EMPLOYEE TRAINING PROGRAM OBJECTIVES
To maximize employee learning curve and efficiency;
To increase company loyalty;
To ensure targeted training for company needs. Company training program for
entry-level employee will prove more effective for company stability and growth;
To deliver continuous training and skill development to ensure company growth
and technology edge through well-trained staff.
OJT OBJECTIVES
To understand the company’s manufacturing environment;
To build practical skills needed for personal advancement and company growth;
To develop practical understanding of company goals and develop teamwork
experience in hands-on environments.


OJT Description
Trainees will work side-by-side with production employees through the OJT
training phase. In identified cases trainees will work with outside contractors who
have agreed to provide counter-part training, where a trainee is assigned to a crew
supervisor, who in turn acts as a mentor and provides training in the field over a
pre-determined period.
Successfully trained participants are placed in one of four disciplines under the
direction of a Team Leader or Production Specialist (see Employee Progression
Chart) to work on specified lines or projects.
Employees are promoted (see Employee Progression Chart) based on availability
and merit.
EMPLOYEE TRAINING PROGRAM
The employee training program is an addition to the employee’s OJT basic education
program, with its completion tied to promotional opportunities within the company.
Under this concept, an applicant is placed on the job by use of a strategy requiring the
applicant to participate in educational and work activities that include, but are not
limited to, the planning process, the implementation and scheduling of housing
production, classroom instruction on building design, management theory,
construction and manufacturing. The primary thrust of the employee training
program is continued increase of employee skill sets leading to increased operational
efficiency and personal growth.
OPERATIONS TRAINING
Operating manuals on company administrative rules, regulations and equipment
operation will be on file and available to company employees at all times. As part of
the training program, employees will be instructed and familiarized with operating
and equipment manuals prior to beginning work or utilizing company automated
equipment.
The training program will also include production and quality control curriculum.
The training will consist of both classroom and on the job training and will be used
for upgrading personnel, expanding staff flexibility and cross training for the
development of skills required for interdisciplinary cooperation throughout plant
operations.
All employees will be cross-trained in the following areas.
Corporation policy and customer relations
Introduction to corporate quality control standards and policies
Knowledge of product line.


Introduction to framing
Introduction to drywall, taping and texture
Basic plumbing, electrical & HVAC skills
Fundamental plant design and layout
Plant operations manual, unit design, manufacturing development and
shipment
Automated equipment, its use, maintenance and employee responsibility
o Manufacturing Fundamentals
o Machine operation and maintenance
Fundamental assembly line scheduling
Man-hour reconciliation and unit production cost.
Order placement/processing.
Architecture & engineering principles
o Blueprint reading and interpretation
o Review of approved plans, specifications and corporation building
standards
Computer database design and its relationship to the manufacturing process.
SAFETY TRAINING
From the beginning, UBS will strive to provide working conditions that keep people
free from accidents and injury. Thus, all facilities and equipment will be maintained
with safety in mind with all employees required to adhere to company rules, safety
policies and procedures.
Employees will be given an orientation on safety practices at the plant, emphasizing
applicable laws and regulations. Further, employees will be taught to observe the
appearance and condition of the facilities and equipment and will be encouraged to
report any unsafe condition to management. Every employee will be provided with a
copy of work place safety guidelines. Guidelines will be posted in the company
office and bulletin boards through out the facility and include the OSHA checklist to
assure continuity of training and adherence to safety policies and procedures. Annual
safety refresher courses will be instituted as well as mandatory attendance and
instruction on drugs and alcohol that will be an on-going condition of employment.
ON-GOING TRAINING PROGRAMS
All employees, regardless of tenure, will be required to attend initial training as well as
on going training programs. All employees will be trained on an annual basis regarding
company operational procedures and safety.


It is vital that all employees possess the tools needed to do their jobs effectively and a
complete understanding of the principles that drive the business as well as a devotion to
quality and safety in the work place.
TRAINER PROFILE
The UBS trainer will have completed the Carpenter’s Union, State of California Certified
Apprentice Program or an equivalent. Drawing from the industry, highly qualified
instructors will act as mentors and trainers for company employees.
INTERNSHIPS
Unitec Building Systems will work with schools, labor, youth agencies, and other
identified organizations targeting identified youth for the company’s intern program.
Interns will be introduced to the high tech manufacturing environment and exposed to the
construction and manufacturing industry. The objective is for participants to build skills
in construction and manufacturing based technologies and to gain an understanding of
and insight into the career opportunities available in the high-tech housing and
manufacturing industry.
Internships will involve blue print reading, unit design, and the introduction to design
tools. In addition, interns will be actively involved in assisting full-time staff on existing
projects.
MENTORSHIP
Unitec Building Systems is concerned about the positive maturation of youth in the
community. As such, UBS will initiate a mentoring program designed to provide the
support needed to succeed in school as well as to help build a solid foundation for future
growth.
Participants will have the opportunity to actively engage in esteem building and academic
enrichment activities. By partnering with local schools and organizations, the program
will expose youth to role models in a new and exciting industry.
TRAINING AND THE COMMUNITY
UBS will use its plant facility as a community resource. Working with the community,
UBS will assist in supporting the development of small local businesses related to its


operations, such as day care, food operations, home improvement and maintenance,
businesses that will directly impact upon opportunities for the entire community.
The objective is to positively impact upon the skill sets of identified community
residents, i.e. single parents and individuals who are changing careers, as well as those
who want to enhance their marketable skills. UBS will partner with other job
development programs in order to provide a seamless transition into the workplace.

1. TERM OF APPRENTICESHIP: The term of apprenticeship shall be 3500 hours within 21
months. The first 500 hours, shall be a tryout or probationary period.
2. WORK TRAINING: The Employer shall see that all apprentices are under the supervision of
a qualified PS II or instructor and shall provide the necessary diversified experience and training
in order to train and develop the apprentice into a skilled worker, proficient in all the work
processes of a Production Specialist (PS). OJTs and PS Is shall also be trained in the use of new
equipment, materials and processes as they come into use in the manufacturing process.
